Tye's take

It's so quiet out here. You're away from the city with nature right there: the strait, the trails, the marina. Amazing sunsets, excellent for walking. It feels like a vacation.

The upper units on the south and east sides get the water and bridge views. If views matter to you, that's where to look.

Questions buyers ask

How much are the HOA dues at Glen Cove Landing?

Dues were $650 a month on the 2026 sales in BAREIS. Listings say they cover water, sewer, trash, the exterior and the roof. Dues change, so confirm the current amount and the reserve study in the HOA documents before you write an offer.

What does a condo at Glen Cove Landing sell for?

Twelve units closed in the 12 months before October 15, 2026, from $255,000 to $370,000.

How does parking work?

Every unit comes with a one-car garage. Most are in detached garage buildings near the units and assigned to that unit. Listings consistently describe guest parking as plentiful.

Which units have views?

Upper-level units on the south and east sides get the best views of the Carquinez Strait and the bridge. Lower units usually have private patios instead.

Is Glen Cove Landing FHA approved?

No. HUD's FHA condo list shows the project as rejected, with a status date of 2015. That means FHA buyers need a different loan type here. Check HUD’s condo lookup for the current status.

Is it VA approved?

One 2026 listing advertised its unit as VA approved. Ask your lender to confirm on VA’s condo report before you count on a VA loan.

Is there in-unit laundry?

Yes. Recent listings show a washer and dryer in the unit, in a closet or a laundry area off the kitchen.

What amenities are there?

A pool, a spa, a fitness room, a clubhouse and a BBQ area, plus landscaped grounds.

What's the weather like?

Near perfect, in Tye's words. Fog rolls in on winter mornings and lifts in the afternoon. Summer is windy, especially late in the day, so plan on a jacket for evening walks.

What's nearby?

Walking trails along the strait, Glen Cove Waterfront Park and Glen Cove Marina are steps away. Glen Cove Shopping Center has a Safeway and everyday errands. I-780 connects to I-80 and I-680, and Benicia State Recreation Area is a few minutes east.

Can I rent out a unit?

Units are listed for rent at Glen Cove Landing, so leasing happens here. Any rental cap or minimum lease term is in the CC&Rs. Read them before you buy as an investment.

Are pets allowed?

At least one rental listing in the complex allows pets with breed and weight restrictions. The HOA rules have the final word. Ask for them early.

How do I hear about units before they hit Zillow?
