Questions buyers ask

What is downtown Benicia like?

A historic main street along First Street running down to the marina and the Carquinez Strait, with independent shops, restaurants, galleries and the restored 1853 State Capitol. It's busy every day of the week, not only on weekends.

Is parking a problem downtown?

No. Parking is free downtown, which is rare for a waterfront main street in the Bay Area.

Can you live downtown without driving?

For daily life, mostly yes. Restaurants, coffee, shops, the marina and the waterfront are all walkable. You'll still want a car for commuting and big grocery runs.

What kind of homes are downtown?

Historic homes, Victorians, older bungalows and cottages, plus condos near the water such as Portside Village by the marina.

What should buyers know about older homes?

Many downtown homes date to the 1800s and early 1900s. Budget for thorough inspections, including the foundation, the sewer lateral, electrical and the roof. Some properties sit in a historic district with rules on exterior changes. Check with the City of Benicia before you plan a remodel.

What events happen downtown?

Something is happening most weeks: street events, a seasonal farmers market and holiday gatherings on First Street. Check the city and Benicia Main Street calendars for dates.

Which condo complexes are near downtown?

Portside Village sits by the marina. Clocktower Grove is a few minutes east, next to the Arsenal.

What school district serves downtown?

Benicia Unified School District serves all of Benicia. Check the district site for school assignments by address.

How is the commute?

I-780 is a few minutes north, connecting to I-680 over the Benicia–Martinez Bridge and to I-80 through Vallejo. SolTrans buses run from Benicia, and the Vallejo Ferry to San Francisco is a drive west.

How do I hear about downtown homes before they hit Zillow?

Join Tye’s early-access list or text (925) 307-8798. Downtown homes often sell through word of mouth.
