Southampton is hilly and very suburban. You'll see people walking dogs everywhere, and cyclists like to ride the hills.
The homes are bigger than downtown's, and Community Park and Jack London Park are great resources. It's windy, like everywhere in Benicia.
Southampton covers the hills north of I-780. Downtown and First Street are south of the freeway; Southampton is the residential side above it.
Mostly single-family homes built from the 1970s through the 1990s, many on courts and cul-de-sacs, with larger floor plans than the older homes downtown. There are also several condo and townhome complexes.
Sunset Villas (3-bed townhomes on Sunset Cir and Warwick Dr), Bay View Villas at 900 Southampton Rd, and Benicia Highlands at 900 Cambridge Dr, among others.
A private membership swim club in the neighborhood. Some Southampton homes come with a membership, which listings call out when it applies. Confirm with the seller and the club for any specific home.
Benicia Community Park and Jack London Park are both in the area. Benicia State Recreation Area, with trails along the water, sits at the west edge.
Some of it. Homes near the Southampton Shopping Center can walk to Raley's and errands. The hills make most of the neighborhood better for a walk with the dog or a bike ride than for running errands on foot.
Benicia Unified School District serves all of Benicia. Check the district site for school assignments by address.
I-780 runs along the neighborhood's south edge, connecting to I-680 over the Benicia–Martinez Bridge and to I-80 through Vallejo.
Windy, especially on summer afternoons, like the rest of Benicia. Higher streets get more of it and more of the view.
